Emirates Hills moves through the same Emirates Living process as the rest of Emaar's original villa clusters: a move-in permit applied for on the Emaar Community Management portal, with Ejari, both sides of the Emirates ID and a passport page showing the visa, at least one business day before the date. Emaar also checks that the property's DEWA connection is active before approving it — a lapsed connection is a common reason a request bounces back.

That permit gets you past the estate's paperwork. Getting the truck past the gate is a second, separate step: security wants the vehicle's plate number, the driver's ID and the arrival time at least 24 hours ahead, and some villas ask for a public liability insurance certificate of at least AED 1,000,000 from the mover before the crew is let in. We arrange both as part of the booking rather than leaving either to the morning of the move.

Unlike the Springs or the Meadows, Emirates Hills villas were largely custom-designed by their owners rather than built from a Damac-Properties-style catalogue, so plot layouts, staircases and service entrances vary far more than elsewhere in Emirates Living. A survey here is not optional: it is where we find the second gate, the lift in a three-storey house, or the driveway that only takes one vehicle at a time.

Because these are project-scale homes, we plan them the same way as the rest of Emirates Living's larger properties — item-level scope, a named supervisor, and specialist handling for art, pianos and safes where they exist.
