Villas and townhouses
We count wardrobes, bed sizes, dining table type, outdoor furniture and any gym equipment at survey, because a townhouse and a five-bedroom villa are very different jobs even in the same community.
Stairs are protected, and tall wardrobes are dismantled rather than forced around a landing turn.
Family logistics
Families care about the order things arrive in: beds built and made first, kitchen usable by evening, children's rooms finished before bedtime.
We sequence the day that way as standard, and remove every box and blanket the same evening.
Permits for villas and apartments
Dubai Hills Estate is managed by Emaar Community Management, so the move permit follows Emaar's process: request it through the Emaar One app or the community office with the tenancy contract or title deed and Emirates ID, and it is typically issued within a working day.
Villa and townhouse moves need the permit plus a gate pass for the moving vehicle, because the sub-communities are gated. Apartment moves in buildings such as Park Heights, Mulberry, Acacia or Collective need the permit plus a booked service lift slot instead. We prepare whichever applies once your date is set.
Every sub-community is a different job
Dubai Hills Estate is more than twenty sub-communities, and the plan changes completely between them. We survey each home rather than quoting the community.
- Sidra I, II and III: three- to five-bedroom villas on plots of roughly 3,100 to 4,300 sq ft, with a maid's room and a garden. Four bedrooms and up is normally a two-day move
- Maple I, II and III: three- to five-bedroom townhouses from about 2,000 sq ft, in terraces with narrow internal roads and shared visitor parking, so vehicle positioning is agreed before the day
- Golf Place, Fairway Vistas, Parkway Vistas, Majestic Vistas and Emerald Hills: large golf-course villas, usually two days with more than one vehicle, often with art, stone tops and gym equipment
- Park Heights, Acacia, Mulberry, Collective and the other apartment buildings: service lift booking, protected lobbies and a loading bay window
- Club Villas and the newer townhouse phases: handover moves where deliveries from several suppliers arrive across weeks
Townhouse staircases and villa volumes
The Maple and Club Villas staircases turn tightly at the landing. Tall wardrobes, bed frames and larger sofas are dismantled upstairs rather than forced round the corner, and the landing and banister are boarded before anything is carried.
In the Sidra and Golf Place villas the volume is the work, not the access: the driveway takes a full-size truck, but the maid's room, the store, the garage and the garden hold more than the bedroom count suggests. We open all of them at survey, because a truck sized on bedrooms alone comes back for a second run.
Timing a Dubai Hills move
This is a school-run community, and the roads around the GEMS and Kings' schools, Dubai Hills Mall and the park are busiest at drop-off and pick-up. We start early so loading is done before the morning peak, and keep the vehicle clear of the school approach roads.
Families here also move in term breaks, so villa crews commit further ahead in late June, early September and around the winter break. Four to six weeks of notice is realistic for a villa in those windows.
