Which communities are Nakheel
Nakheel is the master developer behind some of Dubai's largest residential communities. Where a building inside them was built by another developer, the building may also have its own management office, so check with both.
- Palm Jumeirah: frond villas, Shoreline Apartments, Golden Mile, Canal Cove
- Jumeirah Village Circle (JVC) and Jumeirah Village Triangle (JVT)
- Al Furjan, Jumeirah Islands and Jumeirah Park
- Discovery Gardens, The Gardens and International City
How to apply on My Nakheel
Download the My Nakheel app or use Nakheel's website, and log in with your Nakheel account or UAE Pass. Choose a move-in or move-out permit, select the community and unit, and fill in the contact person and moving company details.
Nakheel asks for applications at least 24 hours before the move, but that is the minimum rather than the plan. Apply two to three working days ahead, and 48 to 72 hours ahead as an absolute floor on Palm Jumeirah, where gate lists are prepared in advance.
Documents to upload
Tenants and owners upload slightly different sets. Have them as clear PDFs or photos before you open the app.
- Tenants: Emirates ID, passport and visa copy, and the Ejari certificate
- Owners: title deed, Emirates ID, passport and visa copy
- A recent DEWA bill for the property, for move-ins
- Registration details for the moving vehicles (Nakheel caps the number per permit)
- The moving company's trade licence, where requested
Palm Jumeirah is stricter than the rest
On the fronds, security works from a daily list of approved permits and vehicles, and a truck that is not on it waits outside or is turned away. The vehicle registration on your permit must be the truck that arrives, so confirm it with your mover before you submit.
Frond roads are narrow and single carriageway, which limits vehicle size, and the Shoreline and Golden Mile buildings load from basements with height limits and booked service lifts. Some buildings also take a refundable deposit against common-area damage.
JVC and the mixed-developer communities
In JVC, JVT and Al Furjan many apartment buildings were built and are managed by private developers. The Nakheel permit covers the community, but the building's own management office may also want notice, a lift booking or a deposit. Ask the building reception what it needs as soon as your date is fixed.
What we handle
The permit is issued to the resident, so the application comes from you or your landlord. We send our company details and exact vehicle registrations for the form, book the service lift with the building once the permit is approved, and arrive inside the approved window with the vehicle that is on the list.
