Springs staircases are the constraint. A three-seat sofa, a king base, a tall wardrobe and most corner units will not clear the turn intact. We measure at survey and agree what comes apart, so nothing is forced against a wall.

Everything we take apart, we rebuild — properly, with the screws we bagged and taped to the frame they came from, in the room you want it in.

Springs to Meadows, Springs to Lakes and Springs to Arabian Ranches are short, frequent moves. Short does not mean casual: the wrapping is the same, because most damage happens in the first ten metres, not on the road.

Where your handover dates do not meet, storage covers the gap and we deliver back into the new villa when you have the keys.

The Springs is part of Emirates Living, which Emaar Community Management runs, so moves go through the Emaar One app. Tenants moving in upload their Emirates ID, or passport and visa, with the Ejari; owners use the title deed. Emaar usually issues the permit within a working day once the documents are verified, but apply at least three working days ahead so a rejected upload does not move your date. The permit itself is generally free.

Two things hold Springs moves up. Move-out permits are refused while service charges are outstanding, which catches tenants whose landlord is behind, so check the account in the app a week before. And Emirates Living security checks the moving vehicle against the permit at the gate, so the registration you enter must be the truck that turns up.

Springs homes start at two bedrooms, around 2,100 sq ft built-up in a typical two-bedroom townhouse, and run to roughly 2,700 sq ft for three bedrooms, many with a study or maid's room. Most two- and three-bedroom moves are one day with a seven-tonne truck and a crew sized for the staircase. Four-bedroom homes, and three-bedroom homes with a garden, a full store room and full packing, are calmer over two days.

Because the houses are close-set, we park so the internal road stays passable, and we keep the loading compact rather than spreading furniture across the neighbour's frontage.
