A villa is not a large apartment. The volume is higher, the pieces are heavier, the carries are longer, and there is almost always something that was assembled inside the house and cannot leave it in one piece.

Sized for the property, not for an average
Before quoting we count what actually matters: bedrooms and majlis, the number of wardrobes and whether they are fitted or freestanding, dining table size, outdoor furniture, appliances, gym equipment, safes and pianos, and how far the truck can park from the front door.
That count decides crew size and vehicle mix. A five-bedroom villa usually needs more than one vehicle and a crew large enough to keep both loading and wrapping moving at the same time, otherwise the day runs into the evening and building rules or community quiet hours start working against you.

Heavy and awkward items
Marble dining tops, stone consoles, upright and grand pianos, safes, treadmills and eight-seat outdoor sets are routine for us. They are lifted with the right number of people and the right straps, never dragged, and never balanced on a staircase turn.
Where a piece genuinely cannot be moved intact, we dismantle it properly, photograph the fixings and rebuild it in the new home. Nothing gets forced through a doorway.
Compounds, communities and permits
Gated communities have their own rules: security passes issued in advance, permitted vehicle sizes, access hours, and in some communities a move permit or refundable deposit through the community management office.
We deal with community offices constantly and prepare the paperwork with you before the date, so the truck is not turned away at the gate on a Saturday morning.
Handover you would show a photographer
Because our roots are in home staging, the last hour of a villa move looks different. Beds are built and made, sofas are squared to the room, rugs are laid flat, art is hung, and every blanket, box and roll of film leaves with us.
If the villa is being handed back to a landlord, we can strip, patch small fixing holes and leave it clean for inspection.
