End-of-tenancy moving and handover in Dubai

An end-of-tenancy move has a second deadline behind the first: the handover inspection. It is where deposits are lost, usually over marks made on the day the furniture left.

We move you out and hand the property back in a state the inspection will accept, which is mostly a matter of protecting the right surfaces before anything is carried past them.

Protecting the deposit, not just the furniture

Most move-out damage is predictable: skirting scuffed by a sofa arm, a door frame caught by a wardrobe, a wall marked by a bed base at the turn of a corridor. All of it is avoidable with boarding and a crew that wraps in the room rather than at the door.

We photograph the property before we start and again when it is empty, so what the inspection finds is on record from both ends.

  • Floors, frames and corners boarded before the first carry
  • Photographic record of the property empty and undamaged
  • Wall fixings removed and holes filled where you ask
  • Packaging and debris removed the same day
  • Storage where the next tenancy starts later than this one ends

When the dates do not meet

Dubai tenancies rarely line up. A move-out on the 28th and a move-in on the 5th is normal, and living out of a hotel around a container is not the answer.

Storage bridges it. Items are inventoried, wrapped and held for as long as you need, and delivered back into the new home when it is ready.

The admin around the move

Move-out from a Dubai building usually means a clearance from the owners association, final DEWA and chiller settlements, and an NOC before the lift can be booked. Getting them in the wrong order costs a day.

We tell you what your building asks for and in what sequence, so the paperwork is not the thing holding the truck at the gate.
