The moving NOC
Most managed towers require a no-objection certificate before you may move furniture in or out. It is issued by building management, not by a government office, and it confirms that you are permitted to use the service lift on a stated date.
Requirements vary, but expect to be asked for your tenancy or title details, a settled service charge or rent position, your mover's company details and insurance, and the crew and vehicle information. Some buildings also ask for a copy of the moving company's trade licence.
- Ask management for their exact NOC checklist early
- Have your tenancy contract and Ejari details ready
- Settle outstanding service charges or rent in advance
- Provide the mover's trade licence and insurance details
- Get the approved date and time window in writing
Refundable deposits
Many buildings hold a refundable deposit against damage to common areas during a move — lobbies, lifts, corridors and car park walls. It is returned after the building inspects those areas.
Protect it by making sure your mover lays proper floor protection, pads the lift interior and uses trolleys rather than dragging. Photograph the lobby and lift before the move starts; it costs a minute and settles any argument later.
Service lift bookings and permitted hours
The service lift is the real bottleneck in tower moves. Buildings issue slots, usually two to four hours, and rarely extend them on the day. Month-end slots go early.
Permitted hours differ: many towers allow moves only on weekdays during daytime, some allow Saturdays, few allow evenings. Confirm the window before you confirm the mover, not after.
Utilities and the final bill
Arrange your DEWA move-out and the new connection before the day. A final bill is issued after the closing meter reading, and the security deposit refund follows once it is settled.
Do the same for district cooling where it applies, and for internet and TV services, which usually need an appointment rather than a phone call.
- Request DEWA move-out and note the final meter reading
- Open the new connection so the home has power on arrival
- Close or transfer district cooling accounts
- Book internet installation at the new address in advance
The landlord inspection
Expect the property to be checked for wall damage, fixings, flooring, appliance condition and general cleanliness. Many contracts also require professional cleaning or repainting on exit — read yours rather than assume.
Remove wall brackets, television mounts and shelves you installed, and fill the holes. We do this as part of a move-out when asked, along with taking all packing waste away the same day.
Photograph every room once it is empty. An empty-room photo set is the simplest protection your deposit can have.
