We book the lift, protect it, register the crew and arrive inside the permitted window. Where the loading bay cannot take our vehicle, we shuttle from a permitted point rather than block the ramp.

Festival City's homes sit in three districts close to the creek. Marsa Plaza is three high-rise towers in the Marsa Al Khor area, two of apartments and one of serviced units, and runs on a booked service lift and a loading bay. Al Badia Hillside Village is low-rise: five-storey buildings with about four apartments a floor and large terraces, where the lift is small and the terrace furniture is heavy.

Al Badia Residences mixes low-rise apartments with large Mediterranean-style villas. Those are carry jobs from the street, and a four-bedroom villa normally means a ten-tonne truck and a crew of six, with two days the calmer choice if we are packing.

Al-Futtaim developed Festival City and manages much of it, and buildings here generally want a move-in or move-out approval before the vehicle comes in, along with a lift booking that is often limited to set slots. Apply through your building or community management office with the tenancy contract and Emirates ID; we send the trade licence and vehicle details for the form.

Festival City is two minutes from the roads to Business Bay and Bur Dubai and close to the airport, which helps a move, and next to a mall with over 400 outlets, which does not. Evening and weekend retail traffic backs up the community's approach roads, so we load in the morning and aim to leave before it builds.

Moves between Festival City, Mirdif and Creek Harbour are among the shortest we do. The time is in the lifts, not the drive.
